Since a new home in all likelihood is the largest investment you will ever make, it's only sensible to ensure it's in the best possible condition and to ensure you know exactly what you are getting when you make your offer.

How long were you in the house? An hour? 30 minutes? When you went up in the attic, did you notice that broken rafter? How about the disconnected flue on the water heater?

Buying a home is a stressful experience. Doubly so since there's no such thing as a "money-back" guarantee and no chance that you'll be able to return it if it's defective!
Once you signed the papers, it became yours to maintain, repair and pay for. That's why it's in your best interest to know the homes true condition before you finalize your purchase.

As an Illinois licensed home inspector, I will check the condition of your prospective new home thoroughly and with an unbiased eye. I will perform a detailed comprehensive visual inspection to assess the condition of the house and all of its systems. I'll help you define the maintenance required to catch little problems before they turn into expensive situations. I will review your house as a system, looking at how one component of the house might affect the operability or lifespan of another. I will determine the components that are not performing properly as well as items that are beyond their useful life or are considered unsafe. I will also identify areas where repairs may be needed or where there may have been problems in the past.

Some of the things a professional home inspection can tell you?

Are the outlets properly wired for polarity?
Is the roof flashed properly?
Is the water heated properly connected and safe?
Do the attic and crawlspace have sufficient ventilation?
Is that a normal crack in the foundation or an indicator of possible structural issues?
Are there signs of moisture intrusion?

Why should you get a Pre-Listing Inspection?  

Eventually, the prospective buyer is going to have an inspection performed. Do you want your first indications of potential issues to be when he presents his report and then have to scramble to fix them? Or even worse, settle for a lower price on your house? By having a pre-listing inspection performed, you put information to work for you instead of against you. Having your home inspected BEFORE you put it on the market serves your best interests.

We all feel pride in our homes, but through years of living in a home, sellers have a tendency to no longer notice some of the things that a professional inspection will discover. We grow used to the broken light switch in the hallway, the small drip under the sink, the corner in the basement that gets wet when it's pouring rain but never damages anything. Unfortunately, your prospective buyer is not prepared for the "little" things you have grown accustomed to. I'll help you see thing from the prospective of a professional inspector and allow you to repair the items that may delay or even totally derail your sale.

Since you now know what the issues are, you have time to get them repaired. We all know that the bigger the rush when it comes to hiring tradesmen, the higher the price. There's also the danger of hiring someone who does a poor job which you then have to pay to have repaired a second time! By knowing what's wrong in advance, you have the luxury of time. This allows you to pick the best man for the repair job instead of being under the gun.

Some of the items may be very involved or very expensive to repair and you may elect to not have them repaired at all. By disclosing these issues prior to an offer being made, you avoid a large part of the last minute negotiations. The buyer is aware of what they are getting and it's reflected in the price of the house.

Because they know upfront of the major issues facing them in their new home, they are much less likely to "hold back" on their offer. This results in a faster sale at a higher price for you!
