Structural Components
I enter crawl spaces and attics to check the condition of foundations, floor structures, walls, roof, columns, beams and sheathing.

Roofing
I inspect and when it can be safely done, walk the roof to report on ventilation. roof coverings, flue pipes, skylights, drainage, flashings and vents.

Exterior
I examine the siding materials, flashings, trim and its condition, operate entry doors and observe window condition. Decks, balconies, walks, grading, patios, driveways, gutters, and the downspouts are inspected for proper function.

Electrical
I inspect the service entrance wires, all service equipment, grounding equipment, main and any distribution panels. I operate and test as many of the installed lighting fixtures and outlets as can be safely reached including all inside and outside GFCI outlets.

Heating
I inspect all permanently installed heating systems. The inspection includes equipment, controls, flues, chimneys, vents, fans, ducts, pumps, piping, air filters, registers, and radiators. All systems are tested for proper function using normal operating controls.

Central Air Conditioning
I operate the system, weather permitting, via the normal controls and observe air handling and cooling equipment. I'll inspect the fans, pumps, ducts and piping, insulation, air filters and registers.

Plumbing
I inspect the interior water supply and distribution system including the piping, fixtures, faucets, look for leaks and check for functional flow. Drain system inspections will inspect traps, waste and vent piping, look for leaks and test for proper function. I check the hot water system controls and operation and check the water heater.

Insulation and Ventilation
I access attics and crawl spaces to examine the insulation and ventilation of unfinished spaces. All venting systems exiting through the attic are also checked.

Interior
I inspect walls, ceilings, floors, steps, stairways, stairway railings, fireplaces, cabinets, and counters. I operate as many doors and windows as I can safely access.

Garages
I operate doors and test safety reverse of openers. Foundations, floors, walls, fire rated systems, the electrical wiring and structure are also inspected.

Appliances
Appliances are checked for function. I'll record the model and serial numbers of the appliances as well as check them against recalls from the Consumer Product Safety Commission.

Fireplaces
I check the damper for proper operation and inspect the condition of the firebox and hearth. I also check the visible portions of the chimney and liner.
